OHIO Revised Code Annotated § 1311.04 mandates that a Notice of Commencement announces that work is starting for the the improvement on a home building or remodeling project. This notice provides interested parties in the construction project with legal party information needed to follow the construction lien procedures properly. A copy of the Notice of Commencement should be posted at a conspicuous place at the job site, and sent by mail to any Subcontractors on the project who request in writing a copy of it.

the General/Prime Contractor on a public project (city, county, state, authority) within twenty-one (21) days after first furnishing construction

Affidavit For Mechanic's Lien

OHIO Revised Code Annotated 1311.06 mandates that a Affidavit For Mechanic's Lien must be filed by a Prime/General Contractor, Subcontractor, laborer or materialman with the county recorder for the county where the improvement is located after the last date that equipment, labor, materials or services were furnished. Timelines for recording are as follows:
Residential: Sixty (60) days
Commercial: Seventy-five (75) days
Oil/gas wells: One hundred twenty (120) days
Copies of the recorded lien must be sent by certified mail or personal delivery within thirty (30) days to the Owner/Owner Agent. It is also recommended that a copy get delivered to the other legal parties for the project (General/Prime Contractor, Lender/Surety. Customer).
